CBD core area is the most complete land to be developed so far in the CBD, and is the focus in the regional business function. Under the high attention of the government and the market, CBD core area will be constructed into a central area in the city with the functions of high-end business centre, city traffic centre, a centre welcomed by many people, landscape image centre, and regional management centre.
After the CBD Core Area is established, high-end customers like international banks, financial companies, consulting companies, and large-scale multinational group management institutions will be attracted. Such leading sectors as financial sector will be cultivated vigorously, and top property management service will be offered. The Phase I project development of the CBD Core Area marks the climax of Beijing CBD development. The overall construction of the Area has hereby entered into a new stage¡ªthis is of important historical significance in the construction of the Core Area as well as Beijing CBD.
Business office will become the major function of the CBD Core Area, which is also equipped with supportive facilities like hotel, exhibition, cultural entertainment, and commercial service. The project covers about 300,000 m2 of land; the total construction scope is about 1.82 million m2 (among which about 1.3 million m2 above ground and about 520,000 m2 under ground); the volumetric fraction of the project (excluding land used for roads construction) is 5.5; the virescence of the project is not less than 20%; the main architecture in the CBD Core Area will exceed 300, forming a group of symbolic architectural group.
The land for Phase I construction of the Core Area will be transacted in public in the form of tendering and auction. The infrastructure construction of the land shall reach the standard of ¡°7 links and one level¡±, ie: water inlet, water drainage, power, telecom, natural gas, heat, and road; ¡°one level¡± refers to ¡°land is leveled up¡±.
The land for Phase I construction (NE19-1a) is located in the central area along the East Third Ring Road. The land extends to Zhongfu Building and NE19-1b to the south, ends at South Guanghua Road to the north (under plan), reaches West Central Park Road to the east (under plan), and ends at East Third Ring Road to the west.
According to ¡°Detailed Controlling Plan for the Core Area of Central Business Area of Beijing City¡±, the economic and technical indices of the land for Phase I construction (NE19-1a) are as follows: Land area: 48,477 m2 Total building area above ground: 327,000 m2 Building density: 50£¥ Virescence: Not less than 20£¥
