The New Pattern of Business Center of CBD is Forming

Recently, the biggest Taiwan department store Shin Kong Mitsukoshi has officially declared that partnering with Beijing Hualian Group, the first Beijing flagship store will be stationed in China Central Place of CBD. The world retail magnate Wal-mart will be stationed in Wanda Plaza at the end of this year. Together with the New World Department Store, the Shopping Mall in LG Twin Tower, Slivertie Center, World Trade Center Phase ¢ó and other commercial facilities, by 2008, there will be at least seven such large-scale retail facilities as shopping malls and supermarkets in CBD.

The Concentration of Companies and Enterprises Contains Potential Consumption Capacities
Due to the massive potential consumers in CBD, the shopping malls and the retail merchants have been stationed in succession. At present, 70% of foreign-funded enterprises concentrate in CBD, whereas 65% of white collars and 80% of high-level returnee managers in Beijing, 65% of multinational offices in china and 95% in Beijing, 90% foreign banks and 8 of 10 largest hotels in Beijing has formed an obvious cluster effect. After China¡¯s entry into WTO, such financial institutes as foreign-funded banks and insurance industry have surged, with their employees becoming the potential consumers of the retail business in WTC circle. At present, the WTC, gathering such first-class brands of clothes home and abroad as Louis Vuitton, CERRUTI, Cartier, Kent & Curwen, Ermenegildo Zegna, and Givenchy and so on, has become the leader of fashion in Beijing.

Expand the business area, hold the high-end market.
In recent years, the scale of CBD business construction continues to grow. Last year the newly supplied business area totaled to nearly 300,000 square meters, which were primarily large-scale business body, such as the bottom merchandise in Central International Trade Center, the business in Century Fortune Center, the large-scale trade in China Trade Center and the trade in the south area of Wanda Plaza. Up to 2008, among the planned construction projects of Beijing CBD, at least 19 contain the business plan with a scale of over1 million square meters. Shin Kong Mitsukoshi, which will open at the beginning of the next year, will deal with international luxuries and international designer brands, and some first class brands including GUC - CI, PRADA, etc, have declared to station. Except Shin Kong Mitsukoshi, nearly all retail magnates planning to station in CBD choose the high-end positioning. The Slivertie Center has come to a letter of intent with such international brands as Chanel, Armani and so on, and Wanda Plaza has also planed a "high-end goods" department store with an area of over 10,000 square meters.

Construct the Pedestrian Commercial Street, integrate many kinds of functions
With the 4-hectare historical and humanistic park as the core, which is at the core of the World Trade Center business circle, the pedestrian commercial street, gathering many famous commercial shops at the CBD core, formed the most centralized commercial entertainment area in CBD. The projects around "the golden cross" also positioned themselves as the "humanistic landmark of the CBD ". These projects are connected with joint corridor, where some art works will be displayed to offer an artistic enjoyment to the passers-by.
The construction of commercial walking street also satisfies the integration of such functions as culture, science and technology, entertainment, inhabitation and so on while emphasizing combination of cultural facilities and commercial facilities, which has created a highly effective and humanistic commercial environment for the people. The future CBD core will inevitably attract further attention by the more and more people with insights.
