Your Distinguished, Authorized by the Beijing Municipal Bureau of Land and Resources, Beijing Central Business District Development & Construction Co. , Ltd plans to conduct an open market transaction of the land plot of Phase I Project through Beijing Land Reserve Center by late December, 2005. Your company is invited to participate in the Phase I Project bidding, auction and marketing.
I. Project profile Phase I Project is numbered CBD NE 19-1a site. It is the first development site of Beijing CBD Core Area, located at the central section of East Third Ring Road. It extends to China Garments Mansion & NE19-1b land plot in the south; Guang Hua Nan Road in the north(in planning); West Central Park Road in the east (in planning) and East Third Ring Road in the west. The site area is about 48,477 sq. m. II.Participation Mode Beijing Central Business District Development & Construction Co.,Ltd is responsible for land development of CBD Core Area of which is publicly transacted through the way of public tender by Beijing Land Reserve Center. The participant entities can get the land development rights from the transaction center according to the transaction mode.

III. Project background Beijing CBD Beijing CBD is located in Chaoyang District of east Beijing.It starts from Chao Yang Road in the north, extends to Tong Hui River in the south, Da Wang Road in the east and Dong Da Qiao Road in the west, with a total area of 3.99 sq. km. It¡¯s 5 km from CBD to Tian An Men Square and 5 km from the entrance to the highway leading to the Capital Airport.
Beijing CBD Core Area According to ¡°The Comprehensive Program of Beijing CBD Planning¡±, the Core Area is located in the northeast corner of the ¡°golden cross¡± ?C a junction at the extension of Chang An Avenue and the northern part of the Third Ring Road. The western extremity of the Core Area is the eastern part of the Third Ring Road, the eastern extremity is Zhen Zhi Road, the southern extremity is Jian Guo Road, and the northern extremity is Guang Hua Road. The total area is about 30 hectares and its geographical position in the city is superior. CBD Core Area plans 1.82 million sq. m. of gross floor area, including office, commerce, conference and exhibition centre, hotels &apartments.
